• Post leans at the concrete base. The post footing has shifted or the post itself has cracked at grade. In Campbell’s older neighborhoods near downtown, we see this where original installers used 24-inch depth in 30-inch frost-exposure zones; the Haven Standard calls for 36-inch minimum with a bell footing.
• Rail pops out of bracket under wind. The bracket’s snap-lock tab has fatigued. This happens first on west-facing runs that take afternoon wind off the Santa Cruz Mountains. The tab can be replaced individually on Estate series; Reserve series requires the whole bracket assembly.
