Which Moen Models This Applies To

Moen’s exterior hardware line includes the Heirloom, Castleby, and Kingsley series gate sets, plus the standalone magnetic and hydraulic latch kits sold through specialty distributors. The Heirloom series uses a 3.5-inch center-to-center hinge pattern that does not interchange with the 4-inch Castleby spacing; mixing the two leaves the gate binding at the strike plate.   • Gate drops below the latch strike. The top hinge barrel has loosened in the post, or the gate frame itself has racked from seasonal soil movement. In Campbell’s Willow Glen-adjacent lots, we see this where shallow post footings let the post tilt toward the yard.

  • Squealing or grinding from the hinge barrel. The nylon or bronze bushing has worn through to metal-on-metal contact. Left alone, this galling will seize the hinge and twist the frame.
  • Visible corrosion pitting on the latch face. Campbell’s marine layer brings salt moisture inland; zinc-alloy hardware develops white oxidation that flakes off and exposes raw metal. Stainless or powder-coated replacements last significantly longer here.

What goes wrong fast: resetting a gate post requires excavating to 24-30 inches, mixing concrete to the right slump for Campbell’s expansive clay, and holding plumb while it cures. Get the angle wrong and the gate binds; get the depth wrong and the next rainy season tilts it again.
