Plant Prefab’s factory-applied membrane is excellent, but the field-applied transition at the existing foundation is where we see failure - usually a skipped primer step or incompatible sealant that hardens and cracks within three years.
  • Temperature imbalance between old and new zones. The mini-split or ducted system was sized for the module’s load, not the combined envelope. We find undersized line sets or dampers that never got balanced after startup, forcing the compressor to overwork.
  • Floor height mismatch or bounce at the threshold. The steel frame module settles differently than the wood-framed existing structure. Shim packs compress, or the grout bed under the module’s point loads wasn’t specified for Campbell’s expansive clay soils.
  • Permit red-tag on final inspection. Campbell’s building department has tightened connector torque specs and thermal bridging documentation since 2022. Older Plant Prefab installs, even correctly built, sometimes lack the paper trail now required.

An owner can safely check the module label, photograph any staining for pattern analysis, and verify the HVAC filter isn’t choked - basic observation that helps us scope the job before we arrive. What we don’t recommend: cutting into the marriage wall seal, adjusting structural connectors, or adding refrigerant to a mini-split. The marriage wall is a fire-rated assembly; breach it incorrectly and you’ve compromised two dwelling units. Structural connectors carry torque specs that require a calibrated wrench and the engineer’s table - guesswork risks the seismic warranty. And EPA Section 608 certification is required for refrigerant handling; without it, you’re violating federal law and voiding equipment warranties.
