The compatibility gotcha in Campbell specifically: Q-Max Pro’s higher air content is designed for freeze-thaw cycles, which we don’t get in Santa Clara County, so using it on an interior slab can cause finishing problems and a chalky surface that dusts for years. Check the PSI rating stamped on your permit drawings; if the engineer called for 3000 PSI and your contractor used standard 4000 PSI, that’s fine, but dropping to 2500 PSI Quikrete Green Concrete Mix for a structural element is a code violation we’ve had to tear out near the Pruneyard Shopping Center area.

Signs Your Quikrete Foundation or Slab Is Failing

• Cracks wider than a nickel that grow after rain. Campbell’s clay-heavy soil, especially in the neighborhoods east of Highway 17 near the foothills, expands when wet and contracts dry. A Quikrete slab poured without proper subgrade prep or control joints will crack at the stress points, and the crack edges will spall as the slab flexes.
• Floor slope you can feel when walking barefoot. This usually means settlement under one corner of the addition. In Campbell’s older neighborhoods near downtown, we’ve found buried tree stumps and undocumented utility trenches that compress over two to three years, tilting the slab.
• Water pooling at the joint between existing house and new addition. The Quikrete cold joint was likely not properly doweled or sealed. Water follows the gap, and in Campbell’s winter storms that means moisture intrusion into the wall cavity.
• Efflorescence, the white powder on the concrete surface. This is mineral salts carried by moisture moving through the slab. It means your vapor barrier beneath the Quikrete was punctured or omitted, a problem we see in DIY ADU slabs where the homeowner used 4-mil plastic instead of the required 10-mil.
• Hollow sound when you tap with a hammer. Indicates delamination or a void beneath the slab, often from poor consolidation during the pour. In one Campbell garage conversion near Bascom Avenue, the contractor skipped the vibrator and left a 3-foot void we discovered during flooring prep.
