Jerith Home Additions & ADU: The Campbell Owner’s Guide

Jerith aluminum fence and gate systems are commonly integrated into Campbell home additions and ADU projects as perimeter enclosures, pool barriers, and courtyard dividers. When a Jerith gate hinge, latch, or panel connector fails on your addition or accessory dwelling unit, replacement parts typically run $180-$650 installed depending on the component and whether the post footing must be disturbed. Most Campbell owners discover a failing Jerith part during a routine gate swing check or when a tenant in their ADU reports the pedestrian gate won’t latch properly. Which Jerith Models This Applies To

Jerith manufactures five aluminum fence series, and the hardware is not cross-compatible without modification. The Series 100 (ornamental picket with narrow 3/4-inch rails) uses smaller hinge pins and proprietary bracket spacing that differs from the Series 200 residential standard. Series 200 and Series 400 (wider rail, heavier wall thickness) share most gate hardware, though the 400’s 1-inch rail requires the larger J4H hinge rather than the J2H. Series 500 commercial and Series 600 industrial gates use entirely different post brackets and tension-adjustable hinges that we special-order from Jerith’s Pennsylvania facility with a 3-5 day lead time.

To identify your part, check the inside face of the top rail for a stamped series number and date code, or measure the rail width with a tape measure. The J2H hinge fits 3/4-inch and 7/8-inch rails; the J4H fits 1-inch and 1-1/8-inch. Aftermarket equivalents from Ultra or Specrail will mount, but the hole spacing often differs by 1/8-inch, which means drilling new holes and compromising the powder-coated finish. We source OEM Jerith hardware for exact fit, or we can fabricate a stainless adapter plate if your original part is obsolete.

Signs Your Jerith Home Additions & ADU Is Failing

• Gate sag or drag on the latch post. The J2H or J4H hinge barrel has worn internally, or the set screw has backed out from thermal cycling. In Campbell’s climate, aluminum expands roughly 1/8-inch per 8 feet of gate width between a 45°F January morning and a 95°F August afternoon.
• Latch won’t engage or requires lifting the gate to align. The striker plate has shifted on its slotted holes, or the nylon latch insert has deformed from UV exposure. South-facing ADU gates near the Pruneyard area see this inside 7-9 years.
• Rattling or clanking in wind. The gate frame has separated from its corner gusset, or a picket has broken free from its hidden fastener. Jerith’s concealed-fastener design means the break isn’t visible until the picket tilts.
• Panel leaning at the post. The rail end has pulled through the punched tab, usually from impact or from soil settlement after the ADU foundation work disturbed the grading. We see this regularly on Campbell properties where the addition was built on a zero-lot-line.
• White powder or pitting at welds or joints. Galvanic corrosion where aluminum contacted a dissimilar metal fastener, or where the powder coat was nicked during the original ADU construction. The marine air west of Highway 17 accelerates this beyond Jerith’s inland warranty expectations.

Replacement Cost & What’s Included

These are Campbell-area installed prices. The range widens when we must cut into a concrete patio pour from the original ADU build to reset a leaning post, or when the gate was custom-widened during the addition design and no longer matches Jerith’s standard catalog. DIY or Call Us?

A homeowner can safely tighten a loose hinge set screw with a 3/16-inch Allen key, or adjust a striker plate’s slotted holes with a Phillips driver. These take ten minutes and require no special tools.

Where DIY goes wrong: the J2H/J4H hinge barrel contains a nylon bushing that compresses over time, and simply tightening the screw strips the threads in the soft aluminum housing. We’ve replaced three homeowner-ruined hinge mounts this quarter in Campbell alone, each requiring a new post bracket or gate frame welding. Gate realignment also demands two people and a 4-foot level; a solo attempt usually leaves the gate binding or the latch misaligned. If your Jerith gate serves as the pool barrier for your ADU, California Building Code Section 3109 requires self-closing and self-latching function; a failed inspection after DIY repair means re-doing the work and paying the re-inspection fee.
