• Visible fog or moisture between glass panes. The insulating glass unit (IGU) seal has failed, allowing Campbell’s morning humidity to condense inside. This isn’t repairable; the IGU must be replaced as a sealed assembly.
• Door rollers grind or the panel jumps the track. The tandem roller assembly has flat-spotted or the axle has corroded. CGI sliding doors use a specific 1-1/4 inch or 1-1/2 inch roller housing depending on the series, and mixing them causes premature track wear.
• Locking points don’t engage smoothly. The multipoint lock mechanism has shifted or the keepers have worn. On CGI casement units, this often traces to hinge-side sag from a loose frame screw that went unnoticed for years.
• Air infiltration at the meeting rail or sill. The pile weatherstrip has compressed or the fin seal has torn. In Campbell’s climate, UV exposure degrades the polypropylene brush faster than the silicone bulb, so the failure pattern is predictable once you know what to look for.
